Its a Buyer's market in most of the real estate markets across the nation.  Find out how to make the bathrooms in your home stand out and stick in buyers' minds.

Making Your Bathrooms POP For under $200

If you have or are contemplating putting your house on the market, then you probably have heard the word "staging" or "stage" when it comes to your house.  There are lots of different things that homeowners can do to make their house more appealing to Buyers.  Short of dropping the price and giving it away, make your house scream "BUY ME" and appeal to all buyers.

Bathrooms and kitchens sell homes, but they are also the most costly rooms to update.  Short of gutting the bathroom, start small.

For atmosphere, paint the walls a light, neutral color such as taupe, ivory, or sage green.  Find a complementary shower curtain in cloth, even if its only a 3/4 bathroom with a small shower stall.  Next, replace the fixtures.  Even Walmart sells contemporary finish fixture sets for $20 that include toilet paper holders, towel bar, hand towel rack, and toothbrush holder. 

Next consider some matching towels and rugs, plush, that are only out for house showings.  Maybe even throw in a few extra washcloths or hand towels to be rolled up and placed in a basket on the counter (see the spa theme here?).  Lastly, put out some spa-reminiscent products.  (Mine came from the Dollar Tree completely by accident... but they look totally high end and fresh from the spa resort). 

Before showings, make sure to wipe down the vanity top and sink, faucets, mirror and floor.  Flush the toilet and put all personal hygeine products in the cabinet or linen closet. 

If you have the capacity to spend a little more money, consider replacing the faucets (can be found as inexpensive as $39 or as pricey as $290), mirror, and/or light fixture.  Even check www.craigslist.com for these items gently used.  We scored a brand-new in the box light fixture at 75% off the original price because the wife over-spent on a bathroom that didn't get changed before the house sold. 

Put in daylight lightbulbs (look specifically for 3000-3200 Kelvins) to show the natural colors of the room, and watch your house sell quickly!
